We have been coming to this wonderful B&B in Rosedale for the past 16 years, and it really does feel like coming home. Ann & Colin are two of the most special, humble and genuinely lovely people you could wish to meet. They simply can’t do enough for you and always go the extra mile to make sure your stay is perfect.
The accommodation is always spotlessly clean and beautifully looked after, and there is a fantastic choice at breakfast. And, of course, we have to mention Ann’s homemade bread — absolutely delicious and something we always look forward to!
The location is perfect for anyone who loves the outdoors, with some fantastic walks right from your doorstep. A short walk away is Dales Head Café, which has a lovely selection of sandwiches and cakes — perfect after a good walk.
One of our must-do walks every time we visit is the Railway Walk. It’s become a real tradition for us over the years and is one of the many reasons we keep coming back.
After 16 years of visiting, we can honestly say that this B&B holds a very special place in our hearts. It’s not just the beautiful accommodation and stunning surroundings that bring us back — it’s Ann & Colin themselves. Their warmth, kindness and genuine hospitality make every visit feel special.
We wouldn’t hesitate to recommend this wonderful place to anyone looking for a peaceful, welcoming and memorable stay in Rosedale. We have been visiting Ann’s cottage and The Smithy for many years.Two immaculate and beautifully presented cottages.Your hosts Ann and Colin are the best and most welcoming people you could wish for. Visitors are treated like old friends and nothing is too much trouble. Delicious and freshly cooked breakfast is brought to your door every morning along with a fresh baked loaf. The fridge is stocked with milk juice, yoghurt etc and there is tea, coffee and everything you need on arrival. This is the perfect escape in a lovely part of Yorkshire Cottage - Ann’s cottage Location: Wallsend Country: Uk Places to see - your recommendation : Just look outside your front door at Ann’s cottage garden On this occasion we saw young stoats playing,a mole, A field mouse and numerous birds. You never need to leave this perfect spot. Otherwise,we enjoy visiting the Charming market towns of Helmsley and Malton.

‘Wow wow wow’ what a fantastic place to stay the hospitality & accommodation is 5* honestly you can’t find anything better. Ann & Colin make you feel so welcome as soon as you arrive they can’t do enough for you! The accommodation is immaculate & the breakfasts are amazing-wish we could have stayed longer. We’ve been staying at this wonderful B&B for the past 15 years, and we never tire of coming back. It’s somewhere we always look forward to, and every visit feels just as special as the first.
You’re guaranteed a warm welcome from Ann and Colin, who truly go above and beyond to make sure your stay is perfect. Their attention to detail and genuine hospitality make all the difference.
Ann’s breakfasts are absolutely gorgeous, with plenty of choice and always cooked to perfection. The accommodation itself is easily above five-star standard—comfortable, spotless, and beautifully maintained.
In the colder months, it’s such a treat to return from a long walk to a lovely lit fire, while in the summer you can relax and enjoy the outdoor seating area. One of our favourite traditions is the Railway Walk, followed by a visit to The Lion Inn at Blakey Ridge for lunch (definitely worth sharing, as the portions are huge!).

Second weekend stay for us already this year and feel like we're visiting family now. The fire, the breakfast, the view outside the window and the peace and quiet... Another amazing stay in the Old Smithy, we have been coming for a few years now and each time it is just perfect. Ann and Colin are just the perfect hosts, nothing is to much trouble and go out of their way to make the stay perfect and relaxing in every possible way with all the little finishing touches they go to like having the log burner blazing for you on your day of arrival and also when you come home from a day out. The breakfasts are out of this world and have a very good selection to choose from and you also get Colin’s sense of humour when you go in for a little chat, I could go on and on about Ann's cottage and the old smithy but if you haven’t tried it it is definitely a must, can’t wait to come back again, thank you once again for our amazing weekend. We have never stayed anywhere quite like this. Ann & Colin are so welcoming. The old smithy is stunning and spotless. Fully equipped with everything you need. Its beautiful. We were highly recommended to stay at Ann and Colin's cottage. This place is fantastic. The accommodation was outstanding and the breakfast was way above our expectations; it was superb. Ann and Colin gave such a warm and friendly greeting on our arrival and provided a wealth of local knowledge during our stay. Rosedale and the areas around are beautiful.
